The Future of Private Renting in The UK

Everyone deserves to live in a decent and secure home. Renting is becoming more diverse and is perfect for those who want flexibility, especially if relocating for a job or are looking to grow their family. The future of renting needs to be a positive one in order to reduce financial insecurities and make sure everyone feels safe and happy in their home.

Whether you’re looking for a Birmingham apartment to rent, or a house in Leeds, then it’s good to know that your best interests are at heart and policies are in place to make for a successful housing experience. Over the next few years, it’s possible that there will be a shift in the way that renting works.

What is private renting?

This is where a property, whether it be a flat or a house, is owned by an individual and they allow somebody else to live there for a set fee each month, the cost will vary depending on the size of the property, location and style. Both the tenant and landlord have responsibilities that they need to adhere by in order to fulfil their contractual obligations. For a tenant this means looking after the property when you are living there and paying bills on time. For a landlord this means keeping the property safe, including gas, electricity and fire hazards.

Future of renting

The government is working towards supporting both landlords and tenants to create a brighter future for private renting in the UK. They aim to ensure:

  • Tenants have safe and secure homes
  • Tenants should feel at home and challenge any issues that arise
  • There is a system that helps to resolve issues
  • Landlords have information regarding their responsibilities
  • Local councils have established enforcement tools to tackle poor practice

By 2030, the objective is to have private renting be in a much better position. The government’s 12 point plan of action sets out where improvements can be made to meet the needs of both tenants and landlords. The main points from this include; reducing how many houses are rented out in poor condition; improving tenants security; improving possession policies, only allowing rent to increase once per year. They will alsol be introducing a ‘Property Portal’ where tenants and landlords can find all the information they need.

The private renting sector is rising year on year, so it’s important that there are plans in place to make renting much simpler, happier and secure for all parties involved. There have already been a lot of improvements in this sector and there are many more to come, so the future of private renting is bright.
