British beach hut on the market for £200,000

A beach hut on the south coast of England has gone on sale for £200,000 despite the fact that it has no running water or toilet facilities and will become the UK’s most expensive piece of property of this type if it achieves its asking price.

Beach huts are very much in demand especially if they have great views and are located right on the edge of the beach as this one in Mudeford in Dorset is. They sell for more than the price of a three bedroom house in many parts of the UK.

This one is described by estate agents as ‘a rare opportunity to purchase a wonderful beach hut in a fantastic location with views straight over the Solent and the  Isle of Wight’.

It has a deck leading straight onto the sand and it can sleep up to four people. It has a gas cooker, fridge, sink with a soak away and solar panels on the roof to provide electricity for lights.
 
When you need to spend a penny then the nearest public conveniences are a short walk away. But nearby is a small convenience store for daily essentials.

The new owner can’t stay in it all year round. Local authority rules mean that it can only be occupied for a maximum of eight months a year from March to October.

However, its location is top notch. Mudeford Sandspit, off the Eastern end of Hengistbury has one of the finest beaches in the area with good bathing and magnificent views. The harbour side is protected and it is popular with sailors and water sports enthusiasts.

‘It is slightly set back giving you extra privacy and a safe area for the children to play in view of the hut. You can set up a barbeque on the decked patio and enjoy the relaxed atmosphere with a drink and friends as the sun sets,’ said a spokesman for agents Waterside Properties.

The Beach House restaurant is in easy walking distance and is a great place to enjoy dinner with guests or your family,’ he added.

It is being sold with a lease that expires in 2029 and an annual service charge is payable to Christchurch Borough Council and annual council tax of £499.56 to Bournemouth Council.

A similar hut in the same area sold for £170,000 last year. There are 350 huts at Mudeford and around 23,000 throughout the UK.
