Maslow Capital provides £116.6m for Wembley student scheme

Maslow Capital has arranged £116.6 million in development finance for a purpose-built student accommodation scheme in Wembley, marking its second transaction with developer YourTRIBE.

The facility will fund a 609-bed student housing development at Watkin Road, located near Wembley Stadium in north-west London. The scheme will also include 12,275 sq ft of commercial space across three blocks, with the tallest reaching 27 storeys.

Construction timeline and regulatory progress

Construction has commenced following Gateway 2 approval under the Building Safety Act, which was secured at the end of 2024. HG Construction has been appointed as main contractor, with completion scheduled for summer 2028.

The development will feature amenity spaces including a concierge, co-working areas, gym, cinema, podcast studio, games room and private dining facilities.

Expanded financing relationship

This transaction, introduced by Atrium RE, follows Maslow Capital’s previous £114 million financing for two YourTRIBE schemes in Walthamstow and Greenwich. The lender has now committed £230.6 million across three London projects, funding a total of 1,247 student accommodation units.

Sky Mapson, senior director of origination at Maslow Capital, said the firm has established a presence in student accommodation development finance. Rachael Gordon, head of deal execution for UK and Europe at Maslow Capital, noted that London’s student housing market faces ongoing supply constraints relative to demand, particularly for well-located schemes.

Gordon added that navigating Building Safety Act gateway requirements requires structured funding approaches with clear execution timelines.

James Rogers, investment director at YourTRIBE, said the financing provides momentum as the company enters the construction phase for the Wembley site.

Market context

The transaction reflects continued lender appetite for purpose-built student accommodation in London, where student housing development has faced regulatory hurdles and rising construction costs. The Building Safety Act, implemented following the Grenfell Tower fire, has introduced additional approval stages for residential buildings over 18 metres in height.
