Is the Rise of Remote Work and Live Streaming Influencing What People Look for in Properties?

The property market is always evolving, with people looking for different things depending on trends in society. In the past, for example, location was key. Homes had to be accessible on transport links so that people could commute to work easily.

Now, that’s not as important, as more people than ever are working from home. The types of jobs people do are also evolving, and they need specific rooms in houses and apartments to be able to work effectively.

Remote Work Has Led to Different Priorities

Until recently, working from home wasn’t feasible for many. However, since fast internet speeds have become ubiquitous across the country, it’s now common for people to work remotely at least some of the time. Indeed, according to recent figures, around 28 per cent of working adults in the UK now work in a hybrid arrangement. This means that they’ll go into the workplace sometimes, but a lot of their work will be done remotely.

For people who work from home, it’s less important to be close to public transport links. Instead, there’s more focus on being somewhere with access to nature. This could mean bigger gardens, but it could also be proximity to public parks. There has even been a rise in garden offices in recent years, with these becoming an attractive feature in home sales.

Rooms Specifically Designed for Digital Jobs

As well as there being more people working from home, the types of jobs that they do are changing as well. This means that they may need specific room specifications to be able to get their work done effectively. For example, there’s been a notable rise in digital creators, who need to create high quality videos from their home studios.

The rise of live streaming in recent years has led to a lot of people creating content that goes out in real time. Now, content creators often stream in real time, and they need reliable internet connections to do so. It’s also helpful to have rooms with good acoustics and a nice view in the background. On top of that, there needs to be good wiring in place to ensure that all the lights and computers can be plugged in.

How Can Estate Agents Adapt to This New Paradigm?

With times clearly shifting, estate agents need to adapt to this new paradigm and ensure that their marketing is geared towards the right target audiences.

For example, agents who run ad campaigns to advertise properties may want to change their targeting or test ads that show off dedicated digital rooms or nature advantages. Leaning into strong selling points like garden offices or loft conversions and commenting on how they are great for remote workers and streamers is key.

There’s a strong chance that, over the next few years, there will be noticeable changes in the property market. People have different priorities now due to remote work and the variety of new jobs available. Estate agents need to highlight the features of properties that will appeal most to modern buyers.
