Five converted windmill properties listed across England

Five converted windmill properties have been listed for sale across England, with prices ranging from £475,000 to £1,995,000, according to property listings compiled in March 2026.

The properties, located in Yorkshire, Lincolnshire and Norfolk, represent a small segment of the UK housing market where historic industrial buildings have been converted into residential accommodation. Converted windmills remain relatively uncommon on the property market due to the limited number of original structures and the complexity of conversion work required.

Property specifications and pricing

The highest-priced listing is a 10,000 square foot estate in Seaton Ross, York, comprising a farmhouse and a four-storey restored grain mill with six bedrooms, listed at £1,995,000 through Carter Jonas.

In Kirton-in-Lindsey, Lincolnshire, a Grade II-listed windmill operates as a commercial bakery and tearooms alongside a four-bedroom house on 0.75 acres. The property is listed at £875,000 through Poyntons Consultancy Commercial.

A converted windmill in Owston Ferry, North Lincolnshire, offers approximately 3,500 square feet of accommodation on 3.5 acres adjacent to the River Trent. The property includes a main residence and a two-bedroom lodge, listed at £800,000 through Fine & Country.

A former corn mill in Wicklewood, Norfolk, has been converted into a four-bedroom detached home with three en-suite bedrooms and is listed at £700,000 through Sowerbys.

The lowest-priced property is a seven-storey Grade II-listed former windmill in Gedney Hill, Spalding, Lincolnshire, with three bedrooms and a rooftop terrace, listed at £475,000 through Savills.

Property characteristics

The listings highlight structural features common to windmill conversions, including multi-storey layouts, steeper-than-standard staircases, and circular or semi-circular floor plans. Several properties include additional buildings or annexes that could provide secondary accommodation or rental income potential.

Two of the five properties hold Grade II-listed status, which places restrictions on modifications and requires owners to maintain the buildings according to heritage regulations.

The properties range from three to six bedrooms, with plot sizes varying from standard residential gardens to 3.5 acres of land. Three of the five listings are located in Lincolnshire, with one each in Yorkshire and Norfolk.
