Fine & Country opens first Isle of Man office

Fine & Country has opened its first office in the Isle of Man, appointing Jamie Sutton as associate to lead the agency’s entry into the Crown Dependency’s property market.

Sutton previously founded and sold a hybrid estate agency on the island in 2024, following a 30-year career in financial services with a focus on property-related investments.

Market dynamics

The Isle of Man property market has recorded an average price of £367,434 for properties between £100,000 and £1 million, representing a 4.4% year-on-year increase according to official data. However, Sutton noted stronger activity in the market segment above £1 million.

“Post-pandemic shifts in working patterns have made relocation more viable, and the Isle of Man offers an exceptional quality of life alongside a favourable tax environment,” Sutton said. “This is increasingly attracting globally mobile buyers.”

The Crown Dependency’s fiscal policies include a 20% income tax cap, which has historically attracted high-net-worth individuals. Recent guidance on estate agent practices across UK jurisdictions has also emphasised compliance standards in the sector.

Expansion plans

The operation will initially function as a lean structure, with Sutton supported by Fine & Country’s wider network. The agency plans to expand its team, establish a physical office presence, and develop a portfolio of properties over the first year of operations.

Sutton attributed increased demand at the premium end of the market to broader economic and political factors, particularly relating to the UK mainland. The agency will focus on properties above the £1 million threshold, targeting internationally mobile buyers seeking relocation options.

Fine & Country operates approximately 300 offices across multiple countries, specialising in mid to upper-tier residential property. The Isle of Man represents the brand’s first presence in the jurisdiction, which has a population of approximately 85,000 and sits in the Irish Sea between England and Ireland.
