Scottish property portal ESPC has released a mobile application that provides users with access to property listings up to 72 hours before they appear on national portals.
The app covers properties across Edinburgh, the Lothians, Fife, the Borders and Dumfries & Galloway, with ESPC stating that more than 80% of new listings will be available to app users before wider distribution.
Early access strategy
The platform allows buyers to arrange viewings and submit offers ahead of properties appearing on competing portals. The timing advantage is designed to benefit purchasers in competitive markets where properties can receive multiple offers shortly after listing.
Features include instant property alerts, detailed search filters, and direct downloads of Home Reports from mobile devices. Users can also access floor plans, virtual tours, mortgage calculators and booking functions through the application.
The development reflects broader shifts in property search behaviour, with Scottish property markets increasingly operating through digital channels. Mobile-first property search has become more prevalent as buyers seek faster access to new listings.
Market positioning
Paul Hilton, Chief Executive of ESPC, said the portal was named as the first choice for buyers and sellers across its core operating areas earlier this year. “We’re always striving to better our offering and provide even more for our customers and our member firms, and it felt like the perfect time to launch a brand-new app designed to make property searches faster and more efficient than ever,” he stated.
He added that the app’s interface is updated in real time to meet consumer expectations for mobile-first experiences and streamlined user journeys.
The application is available as a free download for both Apple and Android devices. The launch comes as UK property markets face broader headwinds, with regional portals seeking to differentiate their offerings through technology and exclusive access periods.
ESPC operates as a member-owned organisation representing solicitor estate agents across its coverage areas, distinguishing it from national commercial property portals. The early access window represents a competitive advantage for the regional platform in retaining user engagement and attracting new property searchers.
