The number of properties listed for sale in England increased by 16% in the first two weeks of September, according to data from online estate agent Yopa.
The figures show that more than 54,000 homes entered the market between the end of August and mid-September, as sellers returned following the traditional summer lull. At the end of August, there were 331,255 homes listed for sale across England. By 14 September, this total had risen to 385,565.
Properties listed since the start of September now represent approximately one in seven homes currently available on the market.
Regional variations
Rutland recorded the largest increase in available stock, with listings rising by 35%. Recently listed properties in the county now account for 26% of total stock. The Isle of Wight saw the second largest increase at 34%, whilst Worcestershire and Devon both recorded increases of 20%. Greater London also saw stock levels rise by 20%.
Verona Frankish, chief executive of Yopa, said: “The summer holidays traditionally bring a quieter period for the property market, with many sellers choosing to hold off whilst schools are out and families are focused on getting away. But once September arrives, we tend to see the market spring back into action and this year has been no different.”
The increase in available stock comes as the housing market continues to adjust to ongoing discussions around tax policy and broader economic conditions affecting buyer sentiment.
Market implications
The surge in listings provides buyers with greater choice following the summer period, when many also paused their property searches. The seasonal pattern of increased autumn activity is typical for the English property market, with September historically representing a period of renewed activity after the holiday season.
The data reflects activity across England only and does not include Scotland, Wales or Northern Ireland. The figures come as estate agency businesses navigate challenging market conditions, with transaction volumes remaining below pre-pandemic levels in many areas.
