Former corporate agent launches hybrid lettings agency

A hybrid lettings agency has been established in South Yorkshire by Megan Lilley, who previously worked at Connells and Chestertons for nearly ten years.

Lilley & Co Estates operates across Rotherham, Worksop, Sheffield and the wider South Yorkshire area, serving landlords and tenants without a physical office presence.

Operating model

The agency conducts business through appointments at clients’ homes, rental properties or local venues rather than from a traditional high-street location.

“I work remotely and meet landlords and tenants at their properties, home addresses or local venues,” Lilley told EYE. “The model keeps overheads lean, allowing me to offer a more competitive and transparent service and pricing while remaining hands on with every client.”

The business is not currently VAT registered, which means landlords avoid the additional 20% charge on management fees that would otherwise apply.

Service structure

The agency focuses solely on lettings and property management, with clients dealing with a single point of contact rather than multiple departments.

“I wanted to create an agency where landlords and tenants deal with one consistent point of contact rather than being passed between departments,” Lilley said. “The agency focuses purely on lettings and property management, with an emphasis on long term relationships rather than volume based targets. Aiming to support landlords through legislation changes and the upcoming Renters Rights Act.”

Lilley stated that “scale can sometimes dilute accountability” based on her experience within larger corporate agencies.

Market context

The launch comes as the lettings sector faces regulatory changes, with the Renters Rights Act expected to introduce new requirements for landlords and letting agents. The hybrid agency model, which reduces fixed costs associated with high-street premises, has gained traction among independent operators in recent years.
