RAW Capital Partners provides small loan to British expat borrower in Italy

RAW Capital Partners has successfully provided a small loan secured against a London property for a British national living in Italy, helping them unlock equity to consolidate existing debt.

The Guernsey-based investment management firm, through the RAW Mortgage Fund, specialises in providing tailored financial solutions to foreign nationals, UK expats, and Channel Islanders. Its flexible approach includes the ability to lend smaller amounts, starting from as little as £50,000.

In this case, the self-employed borrower had inherited the London property and sought to release equity to consolidate existing debt. Owing to the rigid criteria of many mainstream lenders, the client’s broker had encountered difficulties in securing finance, with one of the main hurdles being the borrower’s employment status, the small loan size, and their existing debt .

However, RAW Capital Partners considers each enquiry on a case-by-case basis, and in this instance, following extra KYC checks, the lender was comfortable with the financial circumstances of the expat borrower.

After completing extensive due diligence, RAW Capital Partners was able to issue a loan worth £150,000 at an LTV of 50%.
