Property portal Rightmove has introduced a rent review function to its Tenancy Manager platform, enabling lettings agents to process rent increases directly within the system.
The new capability allows agents to create and serve Section 13 rent increase notices from existing tenancy records, responding to changes introduced by the Renters’ Rights Act. According to Rightmove, the functionality was one of the most requested updates from letting agents.
Regulatory compliance
Under the Renters’ Rights Act, rent increases on assured periodic tenancies must now be managed through the Section 13 process. The new tool integrates this requirement into the same platform used for tenancy progression, aiming to reduce administrative tasks and maintain centralised tenancy records.
Tarah Lourens, Chief Technology and Operations Officer at Rightmove, said: “The lettings sector is still adjusting to a period of significant change, and we’re focused on helping agents adapt with confidence.”
The launch forms part of Rightmove’s Lead to Keys suite, which covers property advertising, enquiry management, referencing and tenancy progression. Recent additions to the platform include a landlord PEPs and sanctions product and digital identity verification within Rightmove Referencing.

The development comes as the lettings sector navigates regulatory changes affecting rent review processes. Similar technology developments have emerged across the proptech sector, with firms launching rental pricing tools to assist agents with market positioning.
The integration of compliance tools into existing platforms reflects broader industry efforts to streamline operations amid evolving legislation. While concerns about property tax increases continue to affect the wider market, technology providers are focusing on operational efficiency for letting agents.
Lourens added: “Rent review is about making a necessary process more efficient and easier to manage. Through constant improvements to our Lead to Keys suite, we’re building towards a more connected renting experience that saves agents time and money.”
The tool is now available to agents using the Tenancy Manager platform as part of Rightmove’s suite of lettings management products.
