Propoly, LegalforLandlords and Landlord Lounge have merged under a new group structure designed to streamline administration and introduce automation to the lettings sector.
The Rental Intelligence Group (RIG) launched on 2 November, combining tenancy management technology, referencing, compliance and landlord support services. The three businesses will continue operating under their existing brands.
The consolidation comes as the lettings sector faces increased administrative demands, with internal data from Propoly revealing that 86.6% of tenant references required additional supporting evidence. Proof of income or employment featured in 65.1% of requests, while 53.2% involved bank statements. Identification or Right to Rent documents accounted for 32.3%, followed by proof of address at 27.8%.
Operational structure
Under the new arrangement, Propoly will provide the tenancy operations platform, whilst LegalforLandlords will continue offering referencing, compliance, protection and legal services. Landlord Lounge will focus on landlord support.
The group intends to link these services to reduce the need for agents to switch between platforms or enter the same information repeatedly. However, the company has not yet provided figures showing how much time or cost savings agencies might achieve.
The move follows broader consolidation trends in the UK property sector, where industry platforms face scrutiny over pricing structures and operational efficiency.
AI and automation plans
RIG plans to increase its use of artificial intelligence and automation to reduce repetitive administration, improve access to information and help agents identify outstanding tasks. The group has not announced a timetable for specific AI products or quantified expected efficiency gains.
Sim Sekhon, group CEO of Rental Intelligence Group, said: “We see an opportunity to make the rental journey work better by connecting the technology, specialist expertise and support that agents rely on. By bringing these capabilities together, we can focus on making everyday processes simpler and helping agents spend more time on the relationships and decisions that matter.”
The launch establishes a common structure and strategy rather than a fully integrated platform. The group stated it will develop its services over coming years using feedback from letting agents.
Market context
The consolidation occurs as the UK lettings market navigates regulatory changes and evolving tenant requirements. With property price growth expected to remain modest, efficiency improvements in lettings administration could become increasingly important for agency profitability.
The group says its approach will serve both independent letting agencies and larger multi-branch businesses, though specific client commitments or partnership agreements have not been disclosed.
