Plans for 274 homes in Lots Road South, a brownfield regeneration site in Chelsea, have been submitted by specialist developer Mount Anvil in partnership with Kensington and Chelsea Council.
There will be 156 private homes, 53 properties for social rent and 65 care homes also for social rent.
The latter are designed to help older residents – specifically those over 55 and in receipt of home care – live independently in their own flats, with 24/7 on-site care support available when needed.
Cllr Emma Will, Royal Borough of Kensington and Chelsea lead member for property said: “This planning application is a major step forward in delivering the new, affordable homes that our residents need.
“The plans for Lots Road South include homes for social rent, specialist extra care housing, community space and affordable workspace – and they reflect the priorities our residents have told us matter most.
“Local people have shaped these proposals at every stage, and our close working relationship with Mount Anvil is helping to turn those ambitions into a reality.”
Lots Road forms part of the council’s new homes delivery programme, which aims to build 600 homes across the borough, 300 of which are for social rent and key workers.
Lots Road South would deliver a significant portion of these totals under the proposed plans, with the borough purchasing the affordable homes, affordable workspace and the community centre.
The partnership between Mount Anvil and the council has delivered four rounds of community consultation over the past two years that has subsequently shaped our most recently submitted plans.
In addition to the new homes, the plans encompass 2,038 sqm of non-residential floorspace. This includes 1,080 sqm of flexible commercial space, including a café and ceramics studio, 684 sqm of affordable workspace, and a 274 sqm community centre.
This will replace the existing outdated and underutilised commercial buildings with modern spaces.
The proposals also feature a green community square, nearly 50 new trees across the masterplan, and biodiverse roofs.
