AI tool analyses homeowner behaviour to predict instructions

Proptech firm Acaboom has introduced Behaviour Intelligence, an AI-powered system that analyses homeowner engagement patterns following property valuations to help estate agents prioritise follow-up activities.

The technology, which draws on data from millions of homeowner interactions collected over more than a decade, examines how property owners interact with digital proposals after market appraisals. This includes tracking repeat views, time spent on specific content sections, and questions posed about valuations, fees and marketing strategies.

Engagement patterns and conversion rates

According to data from the platform, 88% of successful instructions involved homeowners viewing their presentation, compared with 42% of unsuccessful opportunities. Homeowners who returned to a proposal for a second viewing were 38% more likely to instruct an agent than those who viewed it once, with this figure rising to a 90% increase among those engaging three or more times.

The system identifies patterns including repeated proposal views, sections revisited, time spent on key content, and engagement with specific elements such as valuation details, marketing plans and fee structures. Conversations with the platform’s AI Concierge feature also contribute to the assessment of homeowner intent.

Market context

The launch comes as the property sector continues to adapt to technological advances and changing market dynamics. Industry voices have recently called for greater policy stability in the property market, whilst agents face ongoing challenges in converting valuations to instructions.

Much of the homeowner activity tracked by the system occurs after the valuer has departed, as property owners continue to consider which agent to instruct. The technology is designed to help agents interpret these signals and identify which opportunities should be prioritised, along with the topics or concerns that may be most relevant when making contact.

Farrell added: “Identifying who to contact is only half the story. The real value is helping agents understand why a homeowner is engaging and what they’re likely to want to discuss before the conversation even begins.”

The Behaviour Intelligence feature is available immediately to existing Acaboom customers and operates within the current platform without requiring additional dashboards or systems. The tool represents the latest development in property technology as firms increasingly deploy AI-driven analytics to improve conversion rates and operational efficiency across the sector.
