The first of the affordable properties at Ladden Garden Village have been handed over to housing association Bromford.
The 247-home development at Yate in South Gloucestershire is being built by Bellway South West and has been designed around the principles of a garden village, with green open spaces, sports pitches and playgrounds.
Of the homes being built at the site off Clayhill Drive, 161 are for private sale, including two-bedroom apartments and three and four-bedroom houses, while 86 properties will provide affordable housing for local people.
The affordable homes will comprise 69 one and two-bedroom apartments and two, three and four-bedroom houses for low-cost rent, as well as 17 one and two-bedroom apartments and two and three-bedroom houses for shared ownership.
So far 28 homes have been handed over to the housing association and customers have been able to spend the summer settling into their new homes.
Project manager Abby Ranger said: “It’s been great to see customers moving in and making themselves at home over the past few months. We believe that everyone deserves a place where they can thrive and these homes will allow our customers to do just that.
“We know there’s a shortage of affordable housing in South Gloucestershire and we are always looking for opportunities that will allow us to provide more homes and build sustainable communities. We are pleased to be working with Bellway to do just that here in Yate.”
A total of 11 shared ownership homes have already been sold on the site, with a further two due to be completed later in the year, already reserved by their prospective buyers.
Claire Richardson, sales manager at Bromford, added: “We’re seeing huge demand for our shared ownership homes right across South Gloucestershire at the moment. And that’s certainly true at Ladden Garden Village where buyers have been snapping our homes up as soon as they’re available.
“Shared ownership is a fantastic homebuying option that gives first-time buyers and those who do not currently own a property the chance to secure their own new-build home.
“We are thrilled to be working with Bellway on this exciting development, and look forward to continuing our partnership with them as the site progresses. The remaining four shared ownership homes will be available in 2023-24 and we’d recommend that anyone interested should register with us as soon as possible to avoid disappointment.”
Rachel Way, Sales Manager for Bellway South West, said: “It’s a proud moment to hand over the affordable properties at this development to Bromford. We take great pride in all the properties within our sites and maintaining the surroundings to make sure they are ready to be moved into.
“We congratulate Bromford on the delivery of these properties and look forward to working alongside them to hand the final affordable homes over to them as the development takes shape.”
Construction is progressing well on the new homes at Ladden Garden Village, with more than a third of the private homes now sold.
Rachel said: “We can already see a strong community feel growing in the area. We are finding that many of our new residents have moved to the area from Bristol, looking for a more rural setting to live in.
“There’s plenty to attract new buyers, with so many amenities on the doorstep, while the location is great for transport links. It’s 12 miles from Bristol city centre and two miles from Yate railway station, while Junction 18 of the M4 is just 15 minutes from home. It’s a good time to take a look at Ladden Garden Village – and if people think it’s out of their reach, it could be well worth getting in touch to find out more about shared ownership.”
