Bellway delivers more than 500 homes to Solihull area since 2017

Housebuilder Bellway has delivered more than 500 new homes across three sites in the Solihull area over the past five years.

The developer has now completed on 15 of the 189 homes it is building at Lucas Green in Shirley, where the first residents moved in this February.

This development follows the successful completion of 231 properties at Tidbury Heights in Tidbury Green and 128 homes at Dickens Manor in Dickens Heath, both of which are within three miles of Lucas Green.

When construction work comes to an end at Lucas Green in 2024, Bellway will have built a total of 548 homes across the three developments and provided funding of more than £3 million to support local services and infrastructure in the area.

Bellway is delivering a mix of houses and apartments at Lucas Green, which is part of a wider redevelopment of the former Lucas Engineering site off Dog Kennel Lane.

Under the terms of the planning agreement for Lucas Green, Bellway is contributing £840,708 towards local services – all for secondary education – having already provided sums of £1.3 million in relation to Tidbury Heights and £1 million for its Dickens Manor development.

“Shirley was recently named the top ‘buyer competition hotspot’ in the country by property website Rightmove after the number of enquiries per home for sale in the town more than doubled in a year* and we have certainly witnessed strong levels of interest from purchasers wanting to move to this extremely desirable location.

“The town has got an excellent reputation for the quality of its schools and offers good road links to Birmingham, while the mix of apartments and houses at Lucas Green is providing a varied choice of homes to suit a wide demographic of buyers.”

The £1.3 million provided by Bellway as part of the planning agreement for Tidbury Heights included contributions of £917,442 towards the cost of primary and secondary education, £186,000 for bus route improvements serving the development and nearby area, and £16,442 towards the provision of healthcare services at Dickens Heath Surgery and Cheswick Green Surgery.

The funding of £1 million delivered in relation to Dickens Manor included payments of £520,000 for primary and secondary education, £188,000 towards drainage improvements, and £160,000 towards the provision of public open space.

“We have already handed over the keys to 15 properties at Lucas Green and are looking forward to welcoming more new residents to the development as construction work on the site continues.”

Bellway is delivering a mix of two-bedroom apartments and two to four-bedroom houses at Lucas Green. Prices currently start at £244,500 for a two-bedroom apartment.
