Birmingham agency expands lettings team amid rental growth

Partridge Homes has appointed Katie Fisher as property manager, the third addition to its lettings division since May 2026, as the Birmingham-based agency responds to increased rental activity.

Fisher’s appointment follows the recruitment of Nicola Hall and Sarah Bannister, expanding the team servicing landlords and tenants across Birmingham, Solihull and surrounding areas.

The new property manager brings experience from healthcare and property sectors. Fisher previously held a senior position in healthcare before transitioning to estate agency and lettings with a corporate business. Her responsibilities include preparing inventories, conducting property inspections and managing landlord and tenant communications.

Rental market performance

The family-run agency agreed close to 40 new rentals in September 2026 alone, marking 2026 as its strongest year for new rentals agreed since commencing operations in 2007.

Charlotte Partridge, managing director, said: “That growth has to be supported by investment in the right people. Katie is our third appointment to the lettings team since May, and each addition helps us maintain the personal service and attention to detail our landlords and tenants expect.”

The expansion comes as market conditions shift across the UK property sector, with rental demand patterns varying by region. While first-time buyers face higher mortgage costs than rent in some areas, the rental market continues to show activity in the Midlands region.

Block management launch planned

The agency is preparing to launch residential block management services in January 2027. The new service will build on existing property management operations, with Nicola Hall contributing over two decades of specialist experience from her previous role at Scanlans Property Management.

“Residential block management is an important next step for us. We have received enquiries over the years from freeholders and leaseholders, but wanted to have the right people and experience in place before launching,” Partridge added.

The staffing expansion and service diversification reflect broader trends in the lettings sector, where agencies are adapting to increased demand for professional property management services amid evolving regulatory requirements.
