Google searches for estate agents in the UK increased by 12.3% year-on-year in January 2026, according to data analysed by EXP UK and Europe. Searches for “best estate agent” rose by 37.5% over the same period.
The estate agency examined Google Trends data between 1 January 2025 and 31 January 2026 to track search patterns related to property sales activity.
Market activity
Adam Day, Head of EXP UK and Europe, attributed the increase to returning seller confidence. “We are seeing a strong return of seller confidence as we move through the early stages of 2026. Increased market stability, more predictable pricing conditions, and renewed buyer intent are giving homeowners the reassurance they need to make their move,” Day said.
He noted that market engagement has increased among both sellers and buyers who had previously delayed property decisions. “We are now seeing improving economic conditions, supported by steady if unremarkable growth, which is encouraging many people to act on previously delayed decisions and make their move before competition intensifies further,” Day stated.
Agent selection
The 37.5% rise in searches for “best estate agent” suggests property sellers are conducting more research before selecting representation. Day commented: “It’s particularly encouraging to see such a sharp rise in searches for ‘best estate agent’, which tells us that sellers aren’t just entering the market; they’re being more selective about who they choose to represent them.”
The search data indicates a potential increase in property listings as the year progresses, though actual transaction volumes remain to be confirmed by official market statistics.
