Street.co.uk has integrated the government’s official Form 4A into its rent review workflow, allowing letting agents to generate, sign and serve mandatory rent increase notices within their existing platform.
The integration addresses administrative requirements introduced by the Renters’ Rights Act, which mandates that landlords and letting agents use the official Form 4A when proposing rent increases on periodic tenancies. Previously, agents were required to download the form separately, manually re-enter tenancy information, arrange signatures and serve notices outside their customer relationship management systems.
Automated data population
The updated workflow automatically populates Form 4A with tenancy, property, landlord and rent details already held within the CRM. Agents can review the document, make amendments, apply electronic signatures and serve notices by email without switching between systems. Completed notices are automatically linked to tenancy records, creating an audit trail without requiring separate document management.
The functionality is available within the existing rent review workflow at no additional cost to customers. Agents can generate the official form using existing platform data, edit fields as needed, apply electronic signatures or generate forms without e-signatures for alternative service methods. All completed notices are retained against tenancy records.
The development follows recent legislative changes affecting the lettings sector, which have increased administrative requirements for property managers. Similar to compliance challenges faced by property managers, letting agents have sought to streamline regulatory processes.
