Lettings agent falsely claimed industry membership

A Birmingham-based lettings agent accused of withholding tenant deposits and failing to pass rent to landlords has been found falsely presenting himself as a member of Propertymark, the industry trade body.

Tony Singh, whose agency Morgan, Payne & Knightly operates multiple branches across Birmingham, Telford and Wolverhampton, is allegedly owed money by more than 100 tenants, according to a BBC News investigation published this week. Landlords have also reported non-payment of rent.

False credentials

Singh, whose full name is Amun Singh Judge, has been using the initials MNAEA on his LinkedIn profile, suggesting membership of the National Association of Estate Agents, now known as Propertymark. The designation could mislead landlords, tenants, buyers and vendors into believing he adheres to the organisation’s professional standards.

A Propertymark spokesperson confirmed to The Negotiator that Singh is not a member and should not be using the initials on social media or elsewhere.

The case highlights ongoing concerns about regulation in the lettings sector, an issue that has gained prominence as the housing minister confirms the acute nature of the UK housing crisis.

Company status

Companies House documents show that Morgan, Payne and Knightly’s accounts are overdue, having been due at the end of 2025. An active strike-off proposal has been issued against the business.

Singh has been reported to Trading Standards. Calls to the Morgan, Payne and Knightly office go directly to an answer machine, and Singh has not responded to email requests for comment. Companies House has been contacted for comment.

The case underscores the importance of landlords and tenants verifying agent credentials before entering into agreements, particularly checking membership of recognised industry bodies that provide client money protection.
