German firm ranks London as the most attractive European capital

London has been labelled the most attractive European city for residential investors based on factors like location, connectivity, market fundamentals and innovation.

London is seen as healthy in terms of the ratio of the population that’s in work, as well as the number of students and young people in the city.

This is according to the biannual European Living Cities Index from German-based investment management firm PATRIZIA, which analysed 142 capitals and larger cities throughout Europe.

Dr Marcus Cieleback, chief urban economist at PATRIZIA, said: “As long-term investors, we are deeply passionate about understanding the drivers of what makes a city attractive to invest in, both now and in the future, and providing this intelligence to our investors as part of our broad mix of investment solutions. “

In 2022 London ranked behind Paris, but it’s now jumped ahead to be viewed as the most attractive city.

Different cities have their own strengths, the study shows.

In terms of location quality – encompassing unemployment rate, average household income and green space – Zurich, the Swiss capital, is deemed the most attractive.

Meanwhile in terms of transport amenities – such as the share of public transport, average travel time to work and car to work ratio – Vienna, Austria, tops the list.

Nordic countries are strong in terms of market fundamentals, with Oslo in Norway, Copenhagen in Denmark, and Stockholm in Sweden being in the top 10.

In terms of location quality Copenhagen, Espoo in Finland and Jönköping in Sweden made the rankings.
