L&Q to launch Shared Ownership houses in budding new Rugby neighbourhood

New data for the West Midlands’ property market is forecasting that average house prices in the region will see a significant rise of 8.9% over the next five years, despite national property values being expected to fall across the board in 2023.*

An opportunity for hopeful purchasers to take advantage of a resilient local market, L&Q is launching an exclusive collection of two- and three-bedroom houses at their growing new Rugby development, Ashlawn Rise, on 25th February. Available through Shared Ownership, the new houses offer first-time buyers an affordable route onto Warwickshire’s buoyant local property ladder and are ideally located just minutes from the historic market town of Rugby, a former industrial region which has been modernised into a vibrant and charming town centre.

Reflecting on their home buying journey, recent buyers at Ashlawn Rise, Tom and Liam, explain, “We didn’t think we would be able to afford a home we loved on the open market, but we were both at the age where we really wanted to have our own space, so when Shared Ownership with L&Q popped up down the road, we knew this was our opportunity…. We realised that using the scheme would be the perfect way for us to buy our first home with a smaller deposit.

Claire Brenlund, Sales & Marketing Director at L&Q, comments: “We are pleased to be delivering a new collection of homes to a property market which is expected to see real growth for buyers over the next five years.

Our two- and three-bedroom Shared Ownership houses offer a genuinely affordable opportunity for purchasers to secure a home in Warwickshire, which has been named among the best places to live in Britain, at a time when first-time buyers are bearing the brunt of inflated property prices and increased mortgage rates. The homes in this new launch are well-suited to young professionals and families alike, offering an attractive development situated just a short walk from both Rugby town and the countryside.”

All the homes located at Ashlawn Rise have a fully-inclusive specification throughout and will be covered by NHBC warranty. Contemporary kitchens feature fully integrated appliances including an oven, hob, extractor hood, fridge freezer, washing machine and dishwasher. Fitted as standard, bathrooms feature chrome fixtures whilst main bedrooms include built in mirrored wardrobes with a shelf and hanging rail. Outside, all the two- and three-bedroom semi-detached houses in the upcoming launch come with a private garden complete with outdoor tap, turf and a paved area. Each home also benefits from allocated parking spaces.

A thriving market town in the heart of the English countryside, Rugby offers buyers an enticing blend of old and new. Impressive historic architecture is combined with an array of nearby amenities, from independent shops, antique centres and traditional tea shops to boutiques, art galleries and fine-dining restaurants. Popular restaurants in the town centre include Café Vin Cinq, La Casa Loco and Bacco Lounge. For cultural excursions, Rugby Theatre is a highly regarded amateur performing arts venue which hosts around 100 nights of live performances a year, whilst doubling as a cinema showing independent movies and the latest Hollywood releases.

When it comes to green space, Rugby is home to several beautiful parks and gardens, most notably Rugby Diamond Wood Country Park, which has been awarded a coveted Green Flag Award every year for the last decade. For residents who enjoy outdoor pursuits, the beautiful surrounding countryside beckons to be explored, including local favourite Draycote Water.

Appealing to buyers seeking a rural location with excellent transport links, Ashlawn Rise is located close to the M1, M6 and A14 which offers easy accessibility to around 80% of the country within two-hours. By train, Rugby Station has frequent services to nearby towns including Coventry and Birmingham, whilst London Euston is reachable in less than an hour. Those who enjoy traveling by bike or walk are well taken care of, with a wide variety of cycle and walking routes nearby to choose from.
