House sales via modern method auction (MMoA) have increased by 14.5% year-on-year in the UK, according to data from Lomond, a network of lettings and sales agents. The figures suggest a growing shift towards alternative sale routes as buyers and sellers seek faster transaction times.
Modern method auctions differ from traditional auctions by being conducted online over extended periods, offering greater flexibility for both parties. Once a price is agreed in an MMoA transaction, the sale must complete within 56 days, compared to an average of 98 days for conventional sales methods across the Lomond network.
Regional variations
Yorkshire and Manchester have recorded particularly strong growth in auction activity. In Q1 2026, Yorkshire saw properties listed for auction increase by 25% year-on-year, whilst Manchester recorded a 13.6% rise in auction completions compared to the previous year.
Total completions for modern method auction sales across the network rose 9.4% year-on-year, according to the data. The growth comes as transaction timelines continue to lengthen across UK property markets, placing increased pressure on buyers and sellers seeking certainty.
Market context
Paul Clarke, chief revenue officer for North West and Midlands at Lomond, said: “Auction sales are becoming an increasingly attractive option for vendors seeking greater speed and certainty. There’s been a misconception previously that auction sales are for properties that need serious renovations, but this is not always the case.”
He added: “As transaction timelines continue to lengthen across the wider housing market, auctions offer a route to a quicker, more secure sale, helping to explain the growing appetite we’re seeing across a number of our regional brands.”
The data indicates that modern method auctions are gaining traction as an alternative to traditional sales routes, particularly in regions where completion speed has become a priority for market participants.
