Detailed planning permission is being sought for the construction of 125 homes in the Devon village of Willand.
Bellway South West has submitted proposals for the scheme, with contracts already exchanged for the land, which benefited from outline planning permission secured in 2019.
The land deal with Bellway South West is for a 15.8-acre site off Meadow Park, close to Willand Old Village.
Subject to planning approval, the new development will feature 125 homes, 81 of which will be for private sale and 44 provided as affordable housing for local people through rent or shared ownership.
Tim Lund, sales director of Bellway South West, said: “We have submitted a well-thought-out planning application for the development of 125 new homes in Willand, following the earlier acquisition of the land subject to planning consent. This land acquisition is particularly significant as it signals a return to Devon for Bellway. We are not currently building new homes in this beautiful county but will be soon. This development will bring much-needed housing to the local area and will provide a supply of high-quality homes. We will be delivering a mix of properties which will meet the needs of a range of homebuyers, including first-time buyers and growing families.”
The development, which lies just to the east of the M5, will create the equivalent of 47 full-time jobs for construction workers during the build phase.
As part of the planning agreement, Bellway is to provide £250,000 to improve facilities at Willand School, as well as £125,000 for off-site open space and £100,000 to support the local transport system.
