Transforming a 71-acre site with 3,000 new homes, a new railway station and substantial public infrastructure, Beam Park is a joint venture between L&Q and Countryside creating a brand new neighbourhood bordering two of London’s most affordable boroughs to live in.*

Located across the London Boroughs of Barking & Dagenham and Havering, residents at L&Q at Beam Park will enjoy a new public square, a medical centre, two schools, retail spaces, a gym, nursery, community facilities, and a multi-faith space. L&Q’s initial launch of 10 one and two bedroom apartments offer the chance for first-time buyers to get on to the ladder through Shared Ownership at L&Q at Beam Park, with deposits starting from just £6,438. Priority will initially be given to residents of who live and/or work in the London Borough of Barking and Dagenham and London Borough of Havering.

Claire Brenlund, sales director at L&Q London, said: “L&Q at Beam Park is one of London’s most exciting new developments, delivering a significant number of homes as well as fantastic community infrastructure, benefitting both Beam Park local residents and the surrounding neighbourhoods. We are thrilled to be offering the affordable housing at Beam Park, which represents an impressive half of all homes in the masterplan, ensuring local first-time buyers can benefit from the immense investment in the area.”

Contemporary kitchens feature a range of integrated appliances, including an oven, ceramic hob, fridge-freezer, dishwasher and chrome fixtures. Included in the masterplan is an array of idyllic green landscapes, including a major 2.5 hectare central park, with plans to feature children’s play areas, outdoor exercise equipment and informal play space. Residents will be able to enjoy new cycle paths and fitness trails which will weave throughout the development, as well as other nearby green spaces like RSPB Rainham Marshes Nature Reserve and Beam Valley Country Park.

A little further afield is Europe’s largest shopping centre, Westfield Stratford, which offers something for everyone from designer labels through to quirky boutiques.

Ideal for families moving to the area, the development will soon offer two new, purpose-built primary schools with excellent facilities, adding to the numerous nurseries, primary and secondary schools in the region already rated ‘Good’ or ‘Outstanding’ by Ofsted.
