House price growth in Italy is centered around the north of the country, where tourism continues to push the cost of property up, resarch from eXp Realty Italy has revealed.

The five fastest growing regions of Italy in terms of price were all located in the north.

Trentino-Alto Adige – already the most expensive region of Italy – was the fastest growing in 2024, as prices rose by 7%, from €3,057 per square metre in January to €3,285 in December. 

The area is popular owing to its high quality of life and thriving tourism industry driven by winter sports enthusiasts.

The neighbouring Veneto is in second place, where prices also rose by 7%, from €1,789 to €1,914. The area contains Venice, a known tourist hub, while Verona is its largest city.

Making up the rest of the top five are Emilia-Romagna (5%), Lombardia (5%), and Valle d’Aosta (5%).

Southern and central Italy lag behind

Basilicata in the South of Italy saw prices drop by -1% in 2024, from €1,177 per square metre to just €1,163 by the end of 2024.

The area doesn’t attract tourists like its northern counterparts, while it suffers from having high unemployment rates.

House prices are also sluggish in fellow southern areas Sicily and Campania, both of which experienced house price growth of 1%.

Other flagging areas tended to be in central Italy, like Lazio (0%), Umbria (1%), Tuscana (1%). 

Molise in the south of Italy bucked the trend, as the area saw prices rise by 4%. They still remained the lowest in ITaly however, at just €929 per square metre.
