THP Futuristic Homes Granted Planning Permission in Devon

Torbay Council has granted planning permission for 254 futuristic homes to replace a former brownfield industrial site in Paignton, Devon. The development, designed by The Harris Partnership (THP) for Devonshire Park Ltd, will sit comfortably on the local rolling topography adjacent to Devonshire Retail Park, a cutting edge and place-making development which opened in late 2019.

The residential scheme includes 11 different house types which are a mix of detached, semi-detached and short terraces ranging from one to four levels, plus apartment blocks of three and four storeys high. The 53 apartments will be arranged in two blocks, one of 12 units and one of 41 units.

With over 260,000 sq ft NSA for the 201 houses, and 28,000 sq ft NSA for the apartments, the project is estimated at a gross development value of £100m.

This community-led development will not only enrich and embrace the local character but will provide a dynamic streetscape to Devonshire Park by incorporating a complimentary palette of timbers, zinc, renders, playful pitches and roof expressions. Utilising Accoya timber and distinct low-maintenance zinc profiling will provide a contrasting textural feel and modern intent to the development. Using a render system in small quantities to contrast the metal and timber will also provide a soft edge to the materials. Prioritising environmental considerations such as electric car charging and air source heat pumps within each structure has also been an integral part of the design.

The undulating terrain will offer a wonderful opportunity for carefully considered recreation areas and vistas enhancing the wider Paignton region. High quality children’s play spaces that use natural materials will integrate planting to encourage children to enjoy shapes, colours and textures and have an attractive outlook for all residents.

The tiering of the housing will mirror the famous ‘postcard’ seaside architecture Paignton is famed for and allow for panoramic views over towards the sea providing a stunning place to live.
