Aspen completes £1.9m bridge-to-let in Cheshire

Specialist lender Aspen Bridging has completed a £1.935 million bridge-to-let facility on a residential property in Alderley Edge, Cheshire, with the transaction finalised in 14 days.

The financing supports the refinancing of a five-bedroom detached property spanning 6,500 square feet, which has been held by the same family for over three decades. The property has undergone a refurbishment and extension to include a tennis court, swimming pool, gym, studio and parking for 10 vehicles, incorporating smart home technology.

Financing structure

The bridge facility was structured at a flat monthly rate of 0.74% for an initial nine-month term. The borrower has the option to transition to a serviced buy-to-let rate of 6.94% per annum for a further three years under the same facility documentation, removing the need for a separate refinancing process.

The financing redeems the existing charge on the property and provides time for the borrower to secure a tenancy and establish rental income before moving to longer-term finance. The client plans to add the property to an existing investment portfolio.

The transaction comes as UK mortgage approvals have shown fluctuations in recent months, with specialist lending products continuing to serve niche market segments. The buy-to-let sector has seen increased demand for flexible financing solutions that bridge the gap between property acquisition and stabilised rental income.

Daniel Tame, the underwriter who managed the application through Aspen’s single-point-of-contact service model, said the product provides a route between short-term and long-term finance. The structure gives borrowers flexibility and defined exit options to support investment strategies.
