Mortimer Street Capital arranges £8.25m bridge for London portfolio

Mortimer Street Capital has arranged an £8.25 million multi-asset bridging facility through Lendhub for the acquisition and repositioning of an £11 million portfolio of London residential properties across three special purpose vehicles.

The transaction facilitated the transfer of assets from a divorce settlement into new SPVs for a single client. The 12-month bridging facility was priced at 0.79% per calendar month, with the structure allowing the client to use gifted equity as the deposit.

Facility structure

The arrangement included a £900,000 day-one capital release to fund refurbishment works, with the aim of increasing rents to market levels and stabilising income ahead of refinancing. The portfolio was generating income at the point of completion.

The facility comprised first legal charges across all assets, debentures and personal guarantees, with a coordinated completion across the three SPVs. Funding was aligned to a refurbishment and rental stabilisation programme.

Following completion of the works and rental uplift, Mortimer Street Capital will arrange refinancing onto longer-term funding.
