Property investor acquires Belvoir franchise in Stafford

Belvoir Stone and Stafford has been acquired by property investor and former finance director David Slann through a franchise resale, marking his transition from portfolio management to agency operations.

Slann, who has invested in residential property across the Midlands and North East, including blocks and HMOs, takes control of the sales and lettings operation serving Stone, Stafford and surrounding areas. The existing team will remain in place, with previous owners providing transitional support.

Operational strategy

The new owner plans to expand the agency’s managed portfolio and develop its residential sales operation, with investment in technology, automation and staff development. Slann said his decision to acquire an established business rather than start from scratch was influenced by his portfolio experience.

“I’ve been investing in property for a number of years, mostly as a landlord and more recently as a developer, so the sector isn’t new to me,” he said. “What was new was the chance to take on an established, well-run operating business rather than build something from scratch.”

Drawing on his finance background, Slann intends to increase focus on performance metrics, systems and reporting. “An agency has a lot of moving parts, and the businesses that do well are the ones that measure the right things and act on them quickly,” he said.

Regulatory environment

The acquisition comes as property services firms navigate changing market conditions, with Slann expecting regulatory changes in the private rented sector to drive demand for professional property management.

“The lettings market is going through the biggest regulatory shift in decades,” he said. “Landlords are increasingly deciding that self-managing is a challenge, and that plays directly to a professional agency that gets compliance right.”

Slann’s landlord experience has informed his operational approach. “The main lesson is that landlords don’t want surprises,” he said. “Voids, slow arrears chasing and compliance gaps are what keep people awake, and most of it is avoidable with good process.”

He stated that regulation was increasingly influencing landlords’ decisions over whether to use an agent, and cited Belvoir’s focus on lettings, compliance and training as factors in his decision to join the franchise network.

The transaction represents a shift in the estate agency sector as investor-operators enter the market through franchise acquisitions rather than organic growth.
