Adding Value To Your Home: Major Changes

When you own a property and know you would like to sell it in the distant future, it is a wise move to start thinking about how you can add value, to make the most money you can when you come to sell it. The sooner you start thinking about this, the more money you can save to invest in your property to add value.

As you can imagine, there are many home improvements that can increase the value of your property. Minor changes include redecorating, replacing carpets, improving lighting, and maintaining your garden. Major changes that will add value include building a deck, adding a porch, converting a loft or garage, and installing a conservatory.

Decking in your back garden

Something you may be able to do yourself (you could hire the tools if required, such as a  core drill hire, if you need to cut into brickwork) is lay your decking in your garden. Decking is fantastic as it can be used to create an entertainment space, add visual appeal to your garden, and host BBQs. It’s a particularly popular option near the home’s entrance, eliminating the need to walk across grass to relax outside.

Converting the loft

A good way to add value to your home and create more space is to convert your loft into a usable room. If you have an attic or loft, you could convert this space into an additional bedroom for your home. Alternatively, you could convert it into an office to work from or a lounge for your children to enjoy. This is an expensive purchase, but more often than not, it adds a lot of value to your home and you make it back when it comes to selling.

Adding a porch

Porches are useful in many ways. You can use a porch for storing your shoes, a lot of people will keep their coats in their porches as well as sports equipment. Having a porch is also useful for stopping people walking through your home with their shoes on – there is nothing more annoying than mud being trodden into your carpets! Adding a porch will add value to your home as it’s an additional small room that potential buyers can make use of.

Depending on the type of home you currently own, certain changes will be more realistic than others. Certain changes will be more expensive than others, but the flip side of that is they may add more value.
