In this article, we provide useful insights for overseas property buyers regarding new build apartments for sale in Mallorca in 2026. Our focus is on the price range of €600k to €1,000,000, which accounts for around one third of all apartment listings on the island and is also accessible to a wide range of overseas property buyers. We look specifically at new build apartments because these are of particular interest to overseas property investors, as we explain later.
By analysing the full set of live apartment listings on the Spanish property portal Kyero – which is widely used by international buyers – we obtained statistics on a number of useful metrics for new build apartments, to back up our observations with real market data.

Partly because they are commodity products, apartments lend themselves particularly well to being marketed off-plan, and apartments for sale in Mallorca are of particular interest to international property investors. Modern apartments in the right locations are ideal as holiday rental properties. Buying into a project early can also offer exceptional opportunities for immediate capital gain upon project completion. Many apartment developments in Mallorca are brought to market with overseas buyers in mind, many of whom seek new build properties that can be purchased pre-completion.
Off-plan purchases are most common at lower to mid-range price points, where international buyers are often comfortable committing without viewing in person. Within the €600k to €1,000,000 range, this pattern is clearly visible, with 36% of the apartments in our sample classified as new builds.
Because the entry price point is €600k, which sits in the lower to mid-range for Mallorca, the vast majority of new apartments available in our price range are either two or three bedroom units – together they account for 96% – with only a small number of one bedroom or four bedroom properties available – just 4% combined.
Often designed to appeal to the rental market for tourists, new build apartments in Mallorca are available at a wide variety of locations but with by far the highest concentrations in proximity to the coast and often in well-known resorts. Because such a large percentage of these new apartment units are designed for short-term living, they tend to be relatively compact, with typical build sizes ranging from 80 sqm to around 200 sqm, and only 37% have areas in excess of 150 sqm. One key requirement for the apartment rental market in Mallorca is a swimming pool and 90% of these properties have access to one.
For buyers prioritising a reasonable amount of living space for the price, there is a broad selection of two and three bedroom apartments available from €600k upwards. Even at the lower end of our price range, buyers can find spacious new units offering between 100 and 150 sqm of living area. The highest concentration of units is found in well-known south-western locations throughout the municipality of Palma, and in Calvia, such as Palma Nova and Santa Ponsa, as well as in a number of secondary coastal enclaves further afield, including Sa Rapita on the south coast and Capdepera on the eastern side of the island. What these locations tend to have in common is proximity to the coast, either directly by the sea or with very easy access, while still offering more generous internal space than would be possible in more central or premium urban neighbourhoods.
When looking at the middle to upper end of our price range, location is the primary driver of price rather than living space, with some of the more expensive apartments in our range found in premium locations, including historic neighbourhoods in Palma such as Santa Catalina, where two or three bedroom units with total living areas under 100 sqm can be priced close to €1,000,000, as well as desirable coastal settings, where a number of apartments priced in the region of €800k are relatively compact at around 80 sqm but positioned close to the beach in premium locations such as Cala Major.
