Independent estate agency Up Estates has opened a third office in Rugby, expanding its presence in the Warwickshire town as part of its regional growth strategy.
The new branch, located on Regent Street in the CV21 area, will offer residential sales and lettings services. The opening follows the company’s expansion in nearby Nuneaton and Coventry, where it has established operations in recent years.

Founded in 2012, Up Estates has focused on building its branch network across the Midlands over the past decade. The company operates on a fixed fee pricing model, differentiating itself from traditional percentage-based commission structures common in the residential agency sector.
Company director Simon Gallacher cited census data showing population growth in Rugby as a factor in the decision to expand. He noted the town’s connectivity to London via a one-hour train service and the presence of independent, grammar and state schools as drivers of local housing demand.
The expansion comes as the buy-to-let sector continues to attract investor activity, with lettings services forming a key part of the agency’s offering alongside sales.
Regional expansion strategy
Gallacher said the company has staff already based in Rugby and previous operational experience in the area. He stated: “With the success of our nearby Nuneaton & Coventry offices, staff living in the town already, and good prior experience of operating here, we wanted to put down roots and offer our fixed fee model more directly with this new office.”
The agency indicated it has further plans for local growth, though specific details of additional openings were not disclosed. The move reflects broader trends in the estate agency sector, where regulatory changes continue to reshape the lettings market.
