A new platform for off-market property transactions has launched in the UK, offering sellers the ability to list properties privately whilst maintaining competitive buyer interest through a verification system.
Off-Market Keys, developed by Jaiyn AI, connects verified buyers with properties that are not publicly advertised on traditional portals or estate agent websites. The platform is now live and accepting registrations from estate agents, solicitors, mortgage advisers and finance partners.
Platform structure and fees
The service allows sellers to list properties without public advertising, with access restricted to identity-verified buyers who can demonstrate proof of funds. Both buyers and sellers pay a 0.1% platform fee when an offer is accepted, whilst estate agents retain their full commission.
Ian Seddon, founder of Off-Market Keys, said: “Off-market has always meant discretion at the cost of competition. We give sellers both a private sale and every verified buyer who fits, matched instantly.”
The platform operates on a sealed bid system, with offers becoming binding upon acceptance. According to Seddon, this structure aims to reduce transaction fall-throughs by preventing gazumping and gazundering, implementing binding agreements similar to those proposed in government reforms scheduled for 2029.
Revenue model for agents
The platform introduces a dual-representation model where estate agents can earn commission by representing buyers purchasing any property on the system, including listings held by other agents. This differs from traditional models where estate agencies only earn from their own stock.
Agents can list unlimited properties and verify unlimited buyers at no cost. Optional paid analytics are available to track demand patterns and client activity. The platform also offers referral fees for agents who introduce clients who subsequently transact through the system.
Market positioning
Seddon positioned the service as complementary to existing property portals rather than competitive, stating: “There are a large number of latent sellers looking for more privacy, security and discretion which the new platform offers. It allows agents to win sensitive instructions – and earn outside of their own locality, even internationally.”
The launch comes as the property sector continues to adopt digital tools, with agents increasingly using automated workflow systems to streamline operations.
The platform’s verification requirements mean buyers must complete identity checks before viewing property details, with optional financial verification through partner lenders. Properties remain visible only to matched, verified buyers who meet seller-specified criteria.
Off-Market Keys is processing agent registrations on a first-come basis, with onboarding managed sequentially as firms complete registration.
