Sourced Group acquires Open House estate agents

Sourced Group has acquired Open House Estate Agents, bringing 104 franchisees into its network and offering them access to a funded acquisitions programme.

The programme will enable franchisees to acquire lettings agencies and managed property portfolios, providing a route for businesses to expand through acquisitions rather than organic growth alone.

Expanded network

The acquisition adds Open House’s estate agency and auctions operations to Sourced Group’s existing portfolio, which includes property investment, finance, lettings and property management services. The combined network now comprises more than 230 franchisees.

Open House will continue to operate under its existing brand. Both businesses operate franchise models that provide local business owners with autonomy whilst offering access to national infrastructure, technology and systems.

Stephen Moss, founder of Sourced, said: “What stood out to us about Open House was how closely the business aligned with our own. We didn’t have to convince them to think like us because, in many ways, they already did.”

He added: “Open House brings established estate agency and auctions expertise into the Group, while we can open up our wider property network, technology and acquisitions programme to another 104 franchisees.”

Market context

The deal comes as consolidation activity continues in the UK estate agency sector, with larger groups acquiring smaller networks to expand geographical reach and service offerings.

For Sourced, the acquisition expands its presence across the property lifecycle, connecting its investment, finance, lettings and property management operations with estate agency and auctions services. Both Warrington-headquartered businesses have developed nationwide property networks from the North West.

The funded acquisitions programme represents a shift in strategy for franchisees, who have traditionally grown through organic expansion. Access to acquisition funding could accelerate growth for franchise owners in a market where landlords face increasing regulatory and tax pressures.

Financial terms of the acquisition were not disclosed. Neither company provided details on the size or structure of the acquisitions programme being made available to franchisees.
