Proptech firm launches rental pricing tool using rejection data

Proptech company nHabit has introduced a rental pricing tool that uses data on property rejections to help landlords and letting agents set rental prices more accurately.

The launch comes as the first phase of the Renters’ Rights Act, which took effect on 1 May 2026, prohibits landlords and agents from accepting rental offers above the advertised price. The legislation means pricing decisions must be accurate from the outset, as there is limited scope to adjust once a property is listed.

Rejection data model

The tool provides agents with visibility into rental demand and rejection patterns by postcode and property type. The data is sourced from nHabit’s consumer app, which launched in February 2026 and is projected to reach 10,000 users in London by the end of September, with daily sign-ups ranging between 150 and 300.

Steven Charlton, founder of nHabit, said: “The only way to get that level of understanding is through a swipe mechanism. With swipes you can see what people don’t like, whereas every other platform only captures what people like.”

According to the company, the data reveals that renters are placing increased emphasis on location, quality, transport links and long-term affordability alongside monthly rent levels.

Early adopters

Franchisees from EweMove, a national franchise estate agency owned by The Property Franchise Group, are among the first agents to adopt the platform. They will list rental properties on the app and use the demand and rejection reports for pricing decisions.

Nick Neill, managing director of EweMove Sales & Lettings, commented: “Get the price wrong now and there’s no second chance: too low and you’ll be buried in enquiries, too high and the property might sit empty for some time.”

The trend follows broader changes in the rental market as new regulations reshape how landlords and agents operate. The shift mirrors wider challenges facing traditional property businesses as they adapt to regulatory and technological changes.

The free tier of the agent dashboard is now available, with optional pay-as-you-go tokens to increase the visibility of selected listings for users. The company has not disclosed pricing for the enhanced features or projected revenue targets.
