Landmark launches pre-sale surveys ahead of market reforms

Landmark Information Group has introduced Sales Pack Ready Surveys for estate agents and property professionals, as the UK government prepares to implement reforms aimed at accelerating property transactions.

The new service provides RICS-standard assessments of property conditions earlier in the sales process, designed to identify structural and maintenance issues before transactions advance significantly. The reports are available across England and Wales through Landmark’s Optimus business, utilising a national managed panel of surveyors.

Market implications

The launch anticipates government reforms intended to create faster, more transparent property transactions by making information available upfront. The initiative aims to reduce the risk of deals collapsing due to unexpected issues discovered late in the process, a persistent challenge in UK property markets.

Nick Dyoss, Group Business Development and Relationships Director at Landmark Information Group, stated: “The property industry can’t afford to wait for reform to take effect before it starts changing how transactions work. We know the direction the market is heading, and the businesses that start adapting now will be in a much stronger position.”

The reports highlight visible defects, maintenance concerns and areas requiring further investigation. Estate agents, conveyancers, mortgage brokers, lenders, panels, networks and property portals can access the service through LandmarkAgent or via Landmark’s Sales Pack Ready API, which also includes title information and property data.

Industry coordination

The development forms part of Landmark’s participation in the Project 28 Charter, a group of property firms working to reduce transaction times. Later this month, Project 28 Charter members will convene a surveyors roundtable to examine how property condition information can be delivered earlier and at scale.

Dyoss added: “The future of home moving is about helping buyers and sellers make informed decisions before they commit, rather than uncovering issues once a transaction is already underway.”

The service launch reflects broader industry preparation for regulatory changes, as property professionals adapt their processes in advance of formal government requirements. The availability of pre-sale condition reports represents a shift from traditional practices where surveys typically occur after offers are accepted, potentially reducing transaction failures and accelerating completion times.
