RAW Capital Partners’ loan book exceeds £250m

RAW Capital Partners has announced that its loan book now exceeds £250 million, marking another milestone in the company’s growth in recent years.

Launched in 2015, the Guernsey-based investment management firm spent the last ten years providing specialist mortgages to foreign nationals, UK expats, and Channel Islanders, focusing on a fast turnaround of decisions that mainstream lenders find difficult to match. In December 2025 it began lending to UK residents and, earlier this year, launched a range of bridging loans to complement its core line of buy-to-let mortgages.

RAW’s leadership team attributes the success of its lending operations and the growth of its loan book to the diversification of its offering, combined with continuous improvements to its product features – examples include allowing overpayments with no penalties, increasing its maximum LTVs and simplifying valuations.

Another key factor has been the speed and certainty of its decision-making, which is underpinned by how the company’s loans are funded.

It lends from its own RAW Mortgage Fund, a cell of RAW Alpha PCC Ltd. The Fund provides institutional and private investors with access to a portfolio of mortgage loans secured against UK property.

The Fund surpassed £200 million in AUM back in late 2025. The company has set a target of growing the size of the Fund to £500 million in AUM by the end of 2028.

Ben Nichols, CEO of RAW Capital Partners, said: “For over ten years now we have been focused on scaling in a controlled, responsible way. Our lending has always been intertwined with the strength of the RAW Mortgage Fund, and in recent years we have seen both sides grow at a healthy pace, consistently surpassing new milestones.

“Over the past year, we have really focused on how we can expand our lending proposition without compromising the qualities that we believe make us special – speed and certainty, and an ability to review every application on a case-by-case basis, which allows us to lend to a broad range of both UK and non-UK residents looking to invest in UK buy-to-let property. This approach is bearing fruit, and it’s been really pleasing to see the company growing through a period of broader uncertainty.

“The entire team, from business development through to underwriting, has shown fantastic commitment to RAW’s journey, and that gives us great confidence that we can continue to scale the Fund and the loan book over the coming months and years.”
