Properties must be listed by 16th October to have a realistic chance of securing a sale agreement before Christmas, according to new analysis of UK housing market data.
Research by the HomeOwners Alliance, using data from its Best Estate Agent Finder service, shows the current average time from listing to agreed offer stands at 68 days, representing a 10-day increase compared to the same period last year.
Regional variations
The timeline varies significantly across UK regions, with Northern Ireland recording the fastest average of 33 days from listing to offer, whilst properties in the South West of England take 85 days on average.
Among major cities, Glasgow demonstrates the shortest sales period at 25 days, compared to London where the process takes an average of 76 days from listing to sold subject to contract.
Paula Higgins, Chief Executive of HomeOwners Alliance, stated: “6th October is the last day to list a property to have a chance of an agreed sale before the festive break.”
Conveyancing considerations
The research emphasises that securing an agreed sale before Christmas does not guarantee completion by year-end, as conveyancing procedures will extend into 2027. However, the organisation notes that vendors and purchasers with agreed sales will be positioned to plan relocations in early 2027.
Laura Catania, Partner and Head of Conveyancing at Attwells Solicitors, advised that buyers aiming for pre-Christmas completion should have instructed a conveyancer by mid-September. “Starting the process early gives you the best chance of completing before the festive period and provides some flexibility if unexpected delays arise,” Catania said.
The solicitor recommended that parties maintain transaction momentum by preparing property documentation including warranties and guarantees in advance, and responding promptly to requests from solicitors, estate agents and financial advisors.
The extended timelines reflect broader trends in the UK property market, where transaction periods have lengthened amid ongoing market adjustments. The data provides a benchmark for vendors and agents planning their marketing strategies for the remainder of 2026.
