eXp UK has announced changes to its commission structure, reducing the cap for qualifying estate agency teams by £6,000 as part of a new tiered model launching on 1 November 2026.
The self-employed estate agency network will introduce a Premier Teams structure alongside its existing Standard Teams arrangement. Under the standard model, team leaders face a £24,000 commission cap, whilst individual team members have a £9,000 cap.
The new Premier Teams structure will lower the team leader cap to £18,000. To qualify, teams must have at least three members who each generated £20,000 in gross commission income (GCI) over the previous year, representing a combined minimum of £60,000 in GCI. Teams must maintain these production levels during subsequent capping periods and meet the company’s commission contribution requirements.
AI development programme
The commission changes coincide with eXp UK’s expansion of artificial intelligence tools aimed at reducing administrative workload. The company has implemented AI-powered call handling across its network, which manages incoming enquiries when agents are unavailable, including outside normal working hours.
Further developments under consideration include automated appointment booking, CRM integration, self-billing and AI-led valuations, though the company has not confirmed launch dates for these features.
Adam Day, head of eXp UK and Europe, stated: “Our ambition is simple. We want to help ambitious estate agency businesses sell more property and keep more of the money they earn.”
He added that administrative demands could place pressure on team leaders who also handle their own sales, and that AI presents an opportunity to remove repetitive work.
Market context
The revised structure forms part of eXp’s efforts to attract established agency teams to its self-employed model. The changes come as the wider property sector faces evolving challenges, with UK house prices forecast to rise 1.5% in 2027 and interest rate pressures affecting market dynamics.
eXp’s Teams model allows businesses to retain their existing brands and customer relationships whilst accessing the network’s technology, training and support infrastructure. The company is also introducing a Premier Icon recognition scheme for team leaders who reach further production milestones.
The commission cap reduction represents a 25% saving for qualifying teams compared with the standard arrangement, potentially affecting retention rates amongst high-performing agents in a competitive recruitment environment.
