Cluttons launches new company

It says that Flexible Office Space will maximise income streams for clients who have empty or poorly managed portfolios, where conventional leasing has not delivered a solution. The bespoke managed or serviced space concept will create short to long term income stream solutions over and above that of traditional commercial agency, using its developed technology to track and source enquiries, and supported by the website now launched.

The first phase of the company's launch will focus on office portfolios, though Flexible Office Space will then extend to include industrial and retail space as well.

‘Occupiers are increasingly demanding flexibility in their leasing arrangements, particularly as a result of emerging technologies that allow for different ways of working from nonconventional space. In an occupiers market, Flexible Office Space seeks to provide a platform for efficient working practices while offering cost saving solutions in a challenging economic climate,’ said John Wood head of Cluttons' Commercial division.

On behalf of Flexible Office Space, Adrian Goldney added; ‘Initially, the business is broken down into two key areas, flexible office leasing and service/semi serviced office provision. Once we have assessed a portfolio or asset, we can develop a short to long-term strategy which creates an income stream for the client, taking into consideration fit out and IT costs, allowing them either to maximise their rental returns from their assets or minimise vacancy costs’.

The new company will be led by Nicholas Moore, partner in Cluttons' Commercial division and Adrian Goldney, as head of sales and marketing.
