Housebuilder Allison Homes East Midlands has acquired land for 65 new homes in the Leicestershire village of Rearsby.
Some 39 properties will be available through the open market, with the remaining 26 being marked as affordable.
The housebuilder will also invest £190,000 in the community towards improving local health care, education services, libraries, outdoor sports facilities, allotments and public transport services.

Construction work will start in summer 2025.
The site will be built alongside recently acquired schemes in Shepshed, Anstey and Stanton-under-Bardon, taking the total number of homes Allison Homes East Midlands will be providing in Leicestershire to over 200.
