Crest Nicholson to launch new development in Langford

Crest Nicholson is preparing to launch a traditional mix of 112 homes at Lewin Park, its new development coming soon to Langford, Bedfordshire, in early 2023. The first phase will consist of 79 properties, comprising a mix of two to five bedroom homes, providing a range of housing types to respond to local need and appeal to a variety of prospective buyers, from first time buyers to families looking to upsize.

The development has been influenced by the natural environment which surrounds the site, and the 10 available house types have been carefully designed to reflect the existing character of the local area. The properties all feature flexible layouts, with open plan kitchen-dining areas and direct access onto a private rear garden.

One of the available house types includes the ‘Chesham’, a generously sized three bedroom property. On the ground floor is a hallway leading to a kitchen-dining area and a separate living room. The living room and kitchen-dining space feature a large bay window and French doors which flood the property with natural light. On the first floor are three double bedrooms, including a large main bedroom with an en suite bathroom. The remaining two bedrooms share a spacious family bathroom.

Also available at Lewin Park is the ‘Windsor’, a sizeable three-storey, five bedroom family home. On the ground floor, the Windsor features a kitchen-dining-family room, a separate living room, dedicated study, utility room, and storage cupboard. The family room features French doors providing direct access to the garden and the living room has a bay window to the front. On the first floor is the main bedroom, which stretches the full length of the house and comes complete with a dressing area and built-in wardrobes. The remaining four bedrooms and two further bathrooms are spread out across the first and second floors.

Charlie Joseph, Sales and Marketing Director at Crest Nicholson Chiltern, said: “We are excited to launch our new development, Lewin Park, in the heart of Bedfordshire. The development is in an attractive setting within the village with a number of properties having views across the surrounding green space and fields. To make the most of the natural setting, we’re retaining an existing bridleway within the development and are providing a number of additional foot and cycle paths surrounded by open public spaces, trees and hedgerows.

“To help prospective buyers to secure their dream home, we have a range of schemes available on selected properties including Deposit Unlock, Part Exchange and SmoothMove. We would advise anyone interested to get in touch with us to find out more information as soon as possible as interest is already high ahead of launch.”

Ideally positioned within the village of Langford there are a number of facilities within walking distance of the development, such as Langford Village Hall, Langford Surgery, a post office, as well as cafes, restaurants, takeaways and other local businesses including a florist, farm shops and a garden centre. There are more amenities in the neighbouring town of Biggleswade and the county town of Bedford, just 2.5 and 10 miles away respectively.

The development is ideally suited to families, featuring a play area for both younger and older children and an open area for games on site. There are also a number of schools right on Lewin Park’s doorstep, such as Langford Village Academy and Owlets Preschool, within walking distance and rated ‘Good’ by Ofsted. The Henlow Church of England Academy and Raynsford Church of England Academy are just a five minute drive away and are also rated ‘Good’ by Ofsted.

Lewin Park will provide a network of footpaths within the scheme, promoting sustainable connections within the development and to the surrounding area, with footpath and cycleway links to Cambridge Way, and bridleway links to Cambridge Road. The village of Langford is also ideally located for both rail and road links, with the A1 running to the east and providing access to London and the south of England, and Biggleswade and the north. For those wishing to travel by rail, both Arlesey and Biggleswade train stations are around a 10 minute drive from Langford.
