Luxembourg-based private equity firm CVC has acquired a majority stake in OpenRent, Britain’s largest lettings agency by transaction volume, in its first major investment in the UK residential housing market.
The deal, which is subject to regulatory approval and expected to close later this year, will see founders Adam Hyslop and Darius Bradbury retain significant equity whilst continuing to lead the business they established 14 years ago.
Financial terms of the transaction were not disclosed. CVC, which operates multiple funds across Europe and the US, stated the investment will finance OpenRent’s next growth phase, focusing on new tools for landlords and tenants to reduce administrative complexity and costs in the rental sector.
Market position and expansion plans
OpenRent has established itself as a direct-to-landlord platform, distinguishing itself from previous online lettings models that failed to gain significant market share. The platform has attracted smaller landlords managing their own properties and tenancy agreements, operating in a market where rental growth has been accelerating in recent years.
Bradbury stated: “OpenRent has already proven that technology can transform the rental journey, but there’s still a lot left to go after. This partnership lets us build it all faster, with even more powerful technologies, and fulfil the vision for renting we’ve held since 2012.”
Jean-Pierre Saad, Managing Partner at CVC, described OpenRent as “a category-leading platform that has already changed how people rent homes in the UK,” noting the company’s positioning to help landlords and tenants manage increased regulatory complexity in the rental process.
Impact on traditional agencies
Research by CRM platform Alto in February found that among lettings agencies with fewer than five branches, a third identified DIY platforms like OpenRent as a major competitive threat. Larger firms showed less concern, with more than half dismissing online lettings services as minimal competition.
The acquisition follows a pattern of consolidation in the property sector, with other lettings firms pursuing growth through acquisition to achieve scale in an increasingly competitive market.
The transaction represents CVC’s entry into the UK residential lettings market at a time when the sector faces regulatory changes and evolving landlord requirements. The investment signals continued private equity interest in property technology platforms with established market positions.
