DarGlobal announces seven FENDI Casa mansions in Riyadh

DarGlobal has announced seven mansions with FENDI Casa interiors at Rayana, Wadi Safar, marking the first FENDI Casa residential collection in Saudi Arabia. The development forms part of the Diriyah masterplan, approximately 14 kilometres from central Riyadh.

The mansions comprise six- and seven-bedroom residences on plots ranging from 2,035 to 4,623 square metres, with built-up areas from 2,192 to 4,406 square metres. Completion is scheduled for 31 December 2029. The homes will be delivered unfurnished, with furniture and decorative objects shown in marketing imagery provided for illustrative purposes only.

Diriyah development context

Diriyah is a UNESCO World Heritage Site and the birthplace of the Saudi state. The wider Diriyah masterplan covers approximately 14 square kilometres and includes more than 18,000 residential units across approved Diriyah 1 and Diriyah 2 plans, according to Diriyah Company.

The development aims to accommodate more than 100,000 residents and attract 50 million annual visits by 2030, with an expected SAR 70 billion contribution to national GDP and approximately 178,000 jobs. Plans include more than 28 hotels, over 1.6 million square metres of office space and over 566,000 square metres of retail space.

Wadi Safar location

Wadi Safar is positioned as a lower-density residential area within Diriyah, featuring an 18-hole championship golf course, a planned Trump International Hotel, and private mansion developments. The FENDI Casa collection sits within the Rayana enclave.

Project specifications include marble or equivalent finishes in living areas, semi-solid wood flooring in bedrooms, fitted wardrobes, two kitchens, Miele or equivalent appliances, an internal elevator, smart-home system, triple-glazed windows and pool provision. External landscaping is not included in the stated scope. Service charges are listed at SAR 34 per square metre calculated on plot area.

Riyadh property market data

Knight Frank reported 10,667 residential transactions in Riyadh in the second quarter of 2026, totalling SAR 14.3 billion. Transaction volumes increased 23% quarter-on-quarter, while values rose 8%. Compared with the same quarter in 2025, volumes fell 2% and values declined 14%.

The Royal Commission for Riyadh City reported the city’s population exceeded 7.5 million in 2026. Knight Frank projected Riyadh could reach approximately 9.6 million residents by 2030, based on 2022 census data. The Riyadh Strategy 2030 targets between 10 million and 15 million people, alongside economic growth to SAR 1.7 trillion and 1.5 million new jobs.

Ownership framework

The Real Estate Ownership System for Non-Saudi Nationals entered force on 22 January 2026, providing a regulated route for non-Saudi property ownership subject to geographical parameters and applicable criteria. Project materials state the FENDI Casa collection is open to individual purchasers of all nationalities with 100% foreign ownership.

Henley & Partners’ 2025 Private Wealth Migration Report projected a net inflow of 2,400 millionaires to Saudi Arabia during 2025, alongside 9,800 to the UAE. The figures represent estimates rather than confirmed movements.

Market implications

The introduction of branded residential collections in Saudi Arabia reflects broader patterns observed in established markets, where transaction processes and delivery standards influence buyer decisions. The seven-unit scale contrasts with larger residential releases in the region, positioning the collection as a limited inventory offering.

Buyers should review sale agreements and unit-specific specifications before committing, as developers may substitute materials with equivalent or better quality products. The total cost of ownership includes acquisition price, fit-out, landscaping, service charges, maintenance and facility membership costs, in addition to the purchase price.

The FENDI Casa mansions represent one of several branded residential options at Wadi Safar, alongside Trump-branded mansions and customisable shell-and-core homes at Rayana, as well as the Altara development offering larger plots. The wider Diriyah residential pipeline includes apartments, villas and branded residences across multiple neighbourhoods.

The development timeline extends to late 2029, requiring buyers to assess forward-looking market conditions and delivery risk alongside current pricing and specifications.
