Estate agents and mortgage brokers can now access free property information packs through a new scheme from conveyancing firm YouConvey, which claims the service could reduce transaction times by up to five weeks.
The initiative provides upfront property data without subscription fees or any requirement for clients to use YouConvey’s conveyancing services. The firm has not disclosed transaction data supporting its five-week reduction claim.
Service details
Under the scheme, estate agents receive a Material Information Report powered by property data provider Sprift at no cost. Sellers can complete standard property questionnaires online through YouConvey’s portal with adviser support.
An optional £50 search is available to help prepare legal paperwork ahead of a sale agreement. The package includes a conveyancing quote and up to £1,500 in protection against costs if a transaction fails, though eligibility conditions for this protection have not been disclosed.
Mortgage brokers can access a Key Property Facts report by submitting a property address, alongside conveyancing quotes through the Smoove platform with no abortive legal fees under the quoted arrangement.
Industry context
The service addresses delays caused by missing paperwork and incomplete property information, which agents frequently cite as transaction obstacles. The initiative comes amid ongoing conveyancer shortages across the sector, which have contributed to extended completion times.
YouConvey founder Eddie Goldsmith, a former chairman of the Conveyancing Association, said the cost of obtaining information early has prevented progress on upfront data provision.
“The industry has spent years debating upfront information and complaining about transaction delays, but very few have stepped forward to make that data completely free for agents and their clients,” Goldsmith stated.
The firm’s approach combines early property information with digital onboarding and regular updates. Dedicated advisers work seven days a week, providing weekly progress reports to clients and introducers.
Market implications
The service aims to reduce time agents spend chasing updates and resolving problems after sale agreements. For property investors and buyers, earlier access to property information could accelerate decision-making processes and reduce the risk of transaction failures.
The scheme launched this month and is available to estate agents and mortgage brokers across the market. Agents and brokers must contact YouConvey directly to request access to the service.
While the Material Information Reports are provided free of charge, the optional search requires a £50 payment from sellers. The firm has positioned the service as requiring no commitment to instruct its conveyancing team, distinguishing it from traditional tied referral arrangements common in the sector.
The initiative represents one approach to addressing transaction delays in the UK property market, though its effectiveness will depend on adoption rates among agents and the accuracy of the five-week reduction claim, which remains unsubstantiated by published data.
