Shawbrook completes £271k bridging loan in 10 days

Shawbrook Bank has completed a £271,000 bridging loan for Vitae Investments Ltd, releasing equity from a property in Bexhill-on-Sea to secure a deposit for a subsequent purchase. The transaction was completed within 10 working days of agreement in principle, three days ahead of the borrower’s deadline.

The borrower faced a firm completion deadline and required rapid access to funding. Shawbrook worked with broker Clever Commercial Finance to structure the loan, offering terms the day after submission.

Fast-track process

The lender used an automated valuation model and accepted a non-represented solicitor to expedite the process. Direct access to the underwriter and close support from Shawbrook’s completions team enabled prompt resolution of queries.

Marc Turner of Clever Commercial Finance said: “The application to completion process was a breeze; the key factors that made the difference were the bank’s willingness to genuinely help, Kwok, the underwriter, who gave me his mobile number, and Dash in completions, who kept me up to date every day with an email or call.”

Aksana Green of Castle Accommodation Ltd and Magnus Strom of Vitae Investments Ltd noted: “What made the difference was how little friction there was along the way: legals ran smoothly without a single hold-up, and every question was sensible, asked once, and moved the case forward. We have known Shawbrook for six years now, through several bridges and term loans, and that history clearly counted for something.”

Market context

The case highlights the speed at which bridging finance can be deployed when lenders streamline their processes. The transaction comes as property owners face various financial pressures, with bridging loans offering a route to unlock equity for time-sensitive purchases.

Dylan Bleasdale, strategic relationship manager at Shawbrook, said: “By working closely with Marc and our internal teams, we were able to keep the process moving and provide the certainty needed to secure the client’s next purchase.”

The completion demonstrates the role of established lender-borrower relationships in facilitating rapid property finance, particularly in competitive markets where timing can be critical for investment strategies.
