Five inverted-layout homes on market across England

Five properties featuring inverted floor plans, where living spaces are positioned above bedrooms, have been listed for sale across England, with prices ranging from £345,000 to £2 million.

The properties, located in Kent, Buckinghamshire, Cornwall, Lancashire and Suffolk, demonstrate a design approach that typically places principal reception rooms on upper floors to maximise views and natural light.

Kent oast house conversion

In Horsmonden, Kent, a detached oast house features a circular kitchen and breakfast room on the upper level, opening into a rectangular living room. The ground floor contains a circular bedroom and two additional bedrooms. The property includes a detached workshop, summerhouse and wood-fired hot tub. Listed at £750,000 through John D Wood, the property is situated in the High Weald national landscape.

Modernist properties command premium prices

The highest-priced listing is Klee House in Little Kingshill, Buckinghamshire, an architect-designed property from the 1950s that was remodelled in 2004. The five-bedroom house, marketed at £2 million through The Modern House, includes a two-bedroom annexe, gym, studio and heated swimming pool. Four bedrooms occupy the ground floor, whilst the first floor contains an open-plan sitting room, dining space and kitchen.

In Reedley, Lancashire, a Grade II-listed modernist property from 1958 features a lower-ground floor with cellar, garage and bedroom, whilst the upper floor contains the main sitting room and kitchen with access to a south-facing balcony. The property sits on a 2.3-hectare plot.

Regional variations in pricing

The Cornwall listing, a stone-built property on the edge of Bodmin Moor, is priced at £795,000 through Rohrs & Rowe. The first floor contains a 10-metre sitting and dining room with vaulted ceiling and west-facing terrace, whilst four bedrooms are located on the ground floor.

The most affordable property is located in Snape, Suffolk, within the Snape Maltings complex. Priced at £345,000 through Bedfords, the converted Victorian building features two bedrooms and a bathroom on the first floor, with the main living space on the second floor under a vaulted ceiling. Access is via an external wooden staircase.

The listings emerge as UK property sales hold steady despite broader market uncertainty, whilst property forecasters predict modest price adjustments in the coming year. The inverted-layout properties represent a niche segment of the housing market, with prices reflecting location, size and architectural significance rather than the floor plan configuration itself.
