Guildcrest Estates has acquired Frederick & Co Property Services, a Thanet-based lettings business, adding approximately 150 managed properties to its portfolio across Kent.
The transaction forms part of the independent estate agency’s expansion strategy as it grows its property management division alongside its existing residential sales, new homes and commercial property operations.
Staff retention and client continuity
Emma, a member of the Frederick & Co team, will transfer to Guildcrest Estates and continue managing relationships with existing landlords and tenants. The enlarged portfolio will be overseen by Guildcrest’s current lettings team using the agency’s property management systems.
Sarah Huskstep, managing director of Guildcrest Estates, said the acquisition complemented the firm’s existing business. “Martyn has built a successful property management business with strong, long-standing client relationships, and it was important to both of us that those clients continue to receive the personal service they have come to expect,” she stated.
Market context
The acquisition comes as the lettings sector faces ongoing regulatory changes. Industry bodies have called for reforms to local landlord licensing, while new landlord database requirements are set to cost £65 per property annually.

Guildcrest operates as part of the Guildcrest Group across East Kent. The companies have not disclosed the financial terms of the transaction.
