Skipton International adds limited company BTL for expats

Skipton International has introduced limited company buy-to-let mortgages for non-UK resident landlords purchasing or refinancing UK property through special purpose vehicles.

The product targets eligible expat and international investors operating through SPV structures, with loans available up to 65% loan-to-value. The minimum loan size is set at £200,000, with an application fee of £4,999.

Eligibility criteria

Companies must be incorporated in the UK, Guernsey or Jersey, with a maximum of two directors or shareholders. The structures must be pure SPVs rather than trading companies, and directors must be non-UK residents. EU resident directors also qualify for the lending product.

The launch reflects the growing prevalence of limited company structures in the buy-to-let sector. Research from Hamptons, part of the Skipton Group, recorded 66,587 new buy-to-let companies formed in 2025, bringing the total number registered in the UK to 443,272 by year-end.

According to Hamptons’ data, approximately three-quarters of new buy-to-let purchases are now conducted through limited company structures, a shift that has gained momentum as tenant demand patterns evolve in the UK rental market.

Lucy Lewis, senior manager for mortgage sales at Skipton International, said the buy-to-let market has changed, with limited company structures now a more common route for landlords and investors. She noted the product builds on the lender’s experience with overseas borrowers investing in UK property.

Market context

The product enters a market where specialist lending options for international investors have expanded, particularly as regulatory and tax considerations continue to influence ownership structures. The SPV route has become increasingly popular following changes to mortgage interest tax relief for individual landlords.

Skipton International’s entry into limited company lending for non-UK residents adds to the options available for international investors seeking exposure to the UK buy-to-let market through corporate structures.
